A regular parking-area walk can reveal maintenance issues before they disrupt access or become more expensive to repair. Inspect in daylight when practical, repeat after major storms, and use the same route so changes are easier to spot. Follow property procedures for traffic control; never step into moving traffic to take a photo.

Check the walking surface

Look for potholes, heaved pavement, broken curbs, loose covers, abrupt level changes, and deteriorated joints. Note the size and exact location of each condition and whether it is on a primary pedestrian route. Do not estimate compliance from appearance alone; accessible routes and parking spaces should be reviewed against applicable standards by qualified personnel.

Review drainage and visibility

  • Look for recurring ponding, blocked inlets, erosion, or sediment after rain.
  • Check whether signs are visible and parking markings remain legible.
  • Note lighting outages, damaged poles, and dark areas after dusk without touching electrical equipment.
  • Keep vegetation from obscuring signs or sight lines where maintenance is permitted.

Prioritize the work order

Describe the condition, dimensions if safely measurable, nearby landmarks, date, and photos. A defect in a well-used walking route may need faster attention than a low-use edge area. A professional can determine whether patching, drainage work, restriping, or a larger pavement repair is appropriate.

Use recurring observations

Record repairs and reinspect the same areas after completion. If water repeatedly collects in one location, investigate grading and drainage rather than simply filling the surface. Good parking-lot maintenance combines safe pedestrian access, visible wayfinding, working drainage, and a documented repair history.
